There are two of us, and that is on purpose. You get Marc or Meg from the first appraisal to the day it settles, backed by a buyer list covering the entire Central Coast.

Most agencies quote a fee and then hand you a marketing schedule. Photography, floor plan, portal listings, signboard, brochures. It adds up to a few thousand dollars, and you pay it whether the home sells or not.
We do not do that. The fee is 1.85%, and the marketing comes out of our side.
What is covered:
What you pay upfront: nothing.
We can charge less because we do not run a shopfront. No lease on a main road, no reception desk, no window display that nobody looks at. That money goes into selling your home instead.
Every week, our list hears what we have coming up. Twenty thousand people across the Coast, built over years, and it is the reason we can compete with agencies five times our size.
Your home goes to them first. By the time it lands on the portals, people are already asking about it.
We come out, walk through, and give you a price range with the sales that support it. You get it in writing along with the fee and the timeline. Then you take as long as you need.
If you go ahead, we organise the photography, the floor plan and the listing copy. We will tell you what is worth tidying or fixing, and what is not. Most homes need less than people expect.
Your home goes to our buyer list, then to both portals. We run the inspections ourselves. You hear from us after every one, with what people said, including the parts you would rather not hear.
We bring you everything, with our read on each buyer: what they can actually pay, how firm their finance is, and how likely they are to hold to it.
This is where most of the stress lives and where most agents go quiet. We stay on it, chase the paperwork, and keep you across where things sit.

It is why the service is better. A large agency spreads you across a team and hands you to whoever is free. Here, the person who valued your home runs the inspections and negotiates the offer. Nothing gets lost between people.
Buyers have not walked into a real estate office in years. They look online. What the office actually costs is the fee you would be paying to keep it open.
Nothing you would notice. The saving comes from overheads, not from marketing, photography or the hours we put into selling.
